Open the EMI page and three boxes stare at you. People start with tenure because it looks small. That is how they mess the whole thing.

Principal first. Then yearly rate. Tenure in months, not years. That order saves the usual mess.

I learned this the ugly way. I put 20 in the last box because the loan was 20 years. EMI looked like a car payment on a house. I thought the formula was drunk. The formula thought I would finish in 20 months.

The EMI calculator wants Loan amount, Interest rate yearly, Tenure in months. Same three every time. Defaults are 5,00,000, 9 percent, 60 months. Change them. Dont hit calculate on defaults and call it your home loan.

This is a estimate. Bank schedule wins. I never promise a 100 percent match. There is a whole post on why the bank can differ.

Box 1, loan amount, the one people skip mentally

Principal is the money you are borrowing. Not the property value. Not the car ex-showroom if you are putting a down payment.

If the flat is 60,00,000 and you have 20,00,000, the loan is 40,00,000, plus or minus fees they add. Type the loan, not 60,00,000, unless you are borrowing the whole thing.

The field is rupees. Type 500000 for 5 lakh. Do not type 5 and hope the box is in lakhs. It is not. I have a cousin who typed 20 for a 20 lakh loan. EMI looked like a snack. He was happy for one minute.

Down payment stays out. Processing fee stays out unless the bank added it into the loan. If they funded fee inside the principal, type that higher principal. If they deducted fee from disbursal and still calculate EMI on the sanctioned principal, type the sanctioned principal.

I start here because if principal is wrong, rate and tenure are decoration.

For a personal loan, principal is the amount on the sanction SMS. For a home loan still in stages, principal for a current EMI check is what is already disbursed, not the full sanction. I keep repeating that because first-time users put the full sanction during construction and then fight pre-EMI.

Insurance bundled into the loan raises principal. Read the letter. Type the number they amortise.

I tried this on my first personal loan. I typed the amount I wanted, not the amount they disbursed after a add-on. EMI on the site was lower. I felt smart. I was incomplete.

Write the principal on paper first. Then type. Phone autocorrect has added zeros on me.

Box 2, yearly rate, not the monthly one, not a flat slogan

Interest rate yearly. The percent on the sanction sheet. 9, or 9.15, or 10.25. Use the decimals.

If a shop said 2 percent per month, that is 24 percent yearly in a crude multiply. Confirm what they mean. Many consumer durables use a flat rate story that this reducing formula will not match. First-time users paste a flat EMI next to this page and feel cheated. Different maths.

Dont type the monthly rate in this yearly box. 0.75 a month is not 0.75 a year. If you type 0.75 yearly, EMI looks tiny and you book a holiday.

Floating rate. Type today's rate they apply. When it resets, type again. This box does not watch RBI for you.

I dont have a reducing vs flat switch. This tool is reducing balance. Most home and personal loans you take from a bank are that family. If the product is flat, stop and use their chart, or accept that I will not match.

A "effective rate" on a flyer can be a marketing line. Prefer the APR style number on the sanction, or the interest rate field on the amortization PDF.

I fill rate second because I want principal sitting there first, so I dont accidentally type the rate in the money box. I have done that. 9 rupees loan at 500000 percent. The page looks haunted.

Box 3, tenure in months, the trap

Tenure is months. 5 years is 60. 3 years is 36. 10 years is 120. 15 years is 180. 20 years is 240. 30 years is 360.

Write the year count on paper, multiply by 12, then type. Do not type the year count.

This is the first-time error I see the most. More than wrong rate. More than insurance.

If EMI looks huge, check months. If EMI looks like pocket money on a 20 lakh loan, check you did not type 2400000 as 24, or months as 2400.

Some other sites use years in the last box. This one uses months. I chose months because personal loans are often 24, 36, 48. Home loans can still be typed as 240. Read the suffix. It says months.

I fill this last on purpose. Principal, rate, then I calculate 12 times years. Slow. Saves the 20-vs-240 fight.

If you already paid 2 years of a 5 year loan, remaining is 36 months, and principal is outstanding, not original. First-time users checking a running loan should not reuse the old 60 and the old 5,00,000 unless they want the old quote.

What you read after calculate

EMI is the monthly hit. For the default 5,00,000 at 9 percent for 60 months, about ₹10,379. That is a teaching number. Your number will move.

Total interest is what you pay extra over the tenure if the rate stays and you dont prepay. Near ₹1,22,741 on that default. This is why tenure fights matter. Longer months, smaller EMI, fatter interest pile.

Total payout is principal plus that interest.

Early months of a real schedule are more interest, less principal. The EMI rupee stays similar. Dont open month 1 and think the tool "only calculated interest". Read a middle month too. I wrote I opened the EMI schedule and still dont get total interest for that fog.

If the bank EMI is a bit different, why bank EMI and this calculator dont match lists broken period, insurance, day count. Small gaps normal. Big gaps, a box is wrong.

For a 5 lakh walk-through, how much EMI on a 5 lakh home loan uses the same shape. Home loan tenure will be 180 or 240, not 60, if that is your plan. Change months.

Prepayment is not a box. If you already prepaid, lower the principal and remaining months, run again.

Eligibility is not this page. This page assumes you already have a principal in mind. The eligibility tool is income, existing EMI, FOIR. Different job.

A first-time path I tell family on the phone

Sit with the sanction or the offer they emailed.

Read loan amount. Type it first. Say it out loud in lakhs so a extra zero is obvious.

Read rate of interest per annum. Type it second. Include paise.

Read tenure. If it says 5 years, type 60. If it says 60 months, type 60. If it says 20 years, type 240.

Calculate.

Write EMI on paper. Ask yourself if rent plus this EMI plus grocery still leaves food. If no, change principal or months and run again. Dont change the rate to a fantasy 6 percent to make EMI pretty. The bank will not give you my fantasy.

If there is no sanction yet, use a principal you can stand, a rate they quoted verbally, and a months number you converted from years. Then treat the EMI as a ceiling for shopping, not a promise.

I still use this order, even now, after years of the same three boxes. Principal, yearly rate, months. When I rush, I skip the multiply by 12, and the page punishes me.

If you remember only one thing, remember months. I put it last in the filling order so your brain does the year-to-month step at the end, slowly. First time, slow is the feature. Speed is how 20 years become 20 months, and how a family WhatsApp starts with "this site is wrong". The site used what you typed. Type the loan first, and the rest behaves.
